Quest Site Solutions, a division of Carroll Daniel, provides site selection and incentive negotiation services for companies that are seeking a new location, a competitive expansion, or a consolidation. Our team performs location consulting services for manufacturing, distribution, and office/corporate headquarters projects. The services provided for our clients include in-depth research on search regions and candidate communities, detailed property and community evaluations, extensive labor market evaluations, site-specific financial analyses, and custom incentive negotiations.

Although Quest’s main focus is site selection for corporate clients, we also leverage our expertise and experience to assist economic development organizations in preparing for the challenges of attracting and retaining capital investment and employment. The majority of Quest’s economic development services are related to site development, primarily site readiness and site certification.

POSITION SUMMARY

The Director-level position is responsible for leading and managing comprehensive location consulting and incentives negotiation services for corporate clients as well as working with economic development organizations in preparing for the challenges of attracting and retaining capital investment and employment opportunities. As the primary representative for clients, this position will be responsible for the overall direction, completion, and financial outcome of their assigned projects. This position will also be engaged in business development, representing the company at events and speaking engagements, and developing junior level staff.  

POSITION RESPONSIBILITIES
Project Management

  • Serve as the primary client interface for both site selection and economic development clients.
  • Lead and manage internal and external project teams.
  • Ensure that projects are completed on time and on budget.
  • Evaluate properties for both site selection and economic development projects including, but not limited to ownership, environmental due diligence, utility infrastructure and capacity, transportation infrastructure, and developability.
  • In-depth labor analysis utilizing existing databases as well as primary research on locations.
  • Research incentive programs for client eligibility and conduct incentive negotiations on behalf of site selection clients.
  • Conduct both virtual and in-person site visits.
  • Develop cost model comparisons between competing locations.
  • Develop client deliverables including, but not limited to, presentations, reports, and summaries with the support of the internal project team. Business Development and Marketing
  • Prepare proposals, presentations, articles, and other materials.
  • Identify, qualify, foster, and maintain a pipeline of prospective leads to secure new clients.
  • Represent Quest at various industry events and conferences.
  • Foster relationships and engage with various internal and external stakeholders including attorneys, allied consultants, economic developers, government officials, private sector allies, and prospective clients.
  • Provide professional insights to site selection clients, economic development partners, and other stakeholders through written deliverables (reports, articles, etc.) and verbal communication (client meetings/presentations, professional conferences, speaking engagements, and tradeshows). Other 
  • Manage, develop, and mentor junior level staff.

REQUIRED BACKGROUND/CAPABILITIES

  • Minimum of 10 years of experience in site selection, incentive negotiation, economic development, finance, real estate, construction, and/or engineering. 
  • Minimum of a bachelor’s degree (particularly in business, economics, geography, planning, engineering, finance, accounting, or a related field).
  • Proficiency in Office software products (Word, Excel, PowerPoint).
  • Willing and able to travel and work non-traditional hours when required.
  • Possess a valid driver’s license and successfully pass a background and drug test.
  • Able to create meaningful professional relationships within a collaborative team environment, working successfully with clients, government officials, and relevant service providers.
  • Work in a fast-paced setting and manage multiple projects with tight timelines.

PREFERRED BACKGROUND/CAPABILITIES

  • Master’s degree in a relevant field and/or professional certification(s).
  • Experience with labor analysis software (such as JobsEQ or Lightcast), Geographic Information Systems (GIS), and/or design software (Adobe Creative Cloud).
  • Experience in site selection or economic development project management, real estate development, civil engineering/site development, finance, logistics, or other related business.
  • Foreign language capabilities and/or experience working in international markets.

WORKING CONDITIONS

  • The majority of work is in an office setting. This position will require travel (10-25%) and working non-traditional hours when necessary.
  • The preference is for this position to be based out of the Greenville, South Carolina office location, but there is the potential to be based in another Carroll Daniel office location (Atlanta, GA; Gainesville, GA; Savannah, GA; Nashville, TN; or Allentown, PA)
